Releasing your land from the greenbelt
JPC Strategic Planning & Leisure Ltd

Our Team…..
Our planning consultants, JPC Strategic Planning Ltd are specialists in providing strategic planning advice on development that involves greenbelt, open space and nature conservation issues.

The two Directors of JPC are both working directly with us, and their mix of skills and experience is combined to provide the specialist advice we need to release land from greenbelt.

Phil Chichester ( BA (Hons) BTP MRTPI) is an experienced Town Planner, having worked directly for Local Authorities in the past and now as a consultant specialising in strategic planning for housing and open space. Phil has lead many studies analysing the open space requirements of housing development at both a regional and local level.

Jim Phillips (BSc (Hons), MA) is a qualified ecologist, and has considerable experience of providing advice in developing sustainable solutions for the provision of open space and the protection of habitats as part of housing development.

Who decides where new housing is provided?
Both the Government and Local Council's have a role and responsibility for deciding where new housing is built in England . All land falls within an administrative boundary of a Council, who are responsible in their role as Local Planning Authority to produce a development plan for the area. Within this plan, land is zoned showing current use, and any future proposals for a change in use, including the environment, infrastructure, transport, housing, economic development, agriculture etc.

This Development Plan is the start of the process for identifying and then releasing land for housing development, which will show zones of land with potential for housing.

Council's across England are now having to review their Development Plans in response to the Government's ambitious targets for new housing over the next twenty years, by developing Regional Spatial Strategies. (Link to website: http://www.planninghelp.org.uk/learn-about-the-planning-system/regional-spatial-strategies/ )

The new Regional Spatial Strategies will decide how much development there should be, how it will be spread around the region and how it will be delivered. This is key to us promoting your land for development, which will assist Local Authorities in meeting their housing targets.

Releasing land – a pro-active approach
The key to our success is adopting a pro active approach to promoting your land for development. Our team are constantly reviewing changes in national and local planning policies related to the region where your land is located. We are in regular contact with the relevant Planning Authorities, working to demonstrate how your land can help them meet their new housing targets emerging from the Regional Spatial Strategies.

In order to achieve this, we need to demonstrate how your land can deliver sustainable communities , (link to website: http://www.communities.gov.uk/index.asp?id=1502377 ) where people want to live and work, now and in the future.
